I’ve sat on both sides of the table on competitive offers across the Upstate — and I can tell you the buyers who win aren’t always the ones who bid the highest. They’re the ones who make the offer easiest to say yes to. Here’s how.

1. Get fully underwritten before you write an offer

A pre-approval letter tells a seller you probably can get a loan. Full underwritten pre-approval — where a lender has already verified your income, assets, and credit, not just pulled your numbers — tells a seller you almost certainly will. In a multiple-offer situation, that difference is the difference between “trust it” and “worry about it.” If your lender hasn’t taken you through full underwriting before you’re house-hunting, ask why.

2. Match your closing timeline to the seller's life, not just your own

Sellers aren’t only thinking about price — they’re thinking about where they’re moving next. A 30-day close might feel standard to you and be a logistical headache for them if they need 60 days to close on their next home. Before you write an offer, find out what timeline actually works for the seller. Flexibility here can outweigh a few thousand dollars in price.

3. Be strategic with contingencies — not reckless

Waiving every contingency to “win” isn’t a strategy, it’s a gamble, and I won’t tell a client to do it blindly. But there’s a middle ground between waiving everything and over-protecting yourself out of contention:

  1. Consider an appraisal gap coverage clause instead of waiving the appraisal contingency outright.
  2. Get your inspection done fast and use it for information, not renegotiation, unless something material turns up.
  3. Shorten your due diligence period where you genuinely don’t need the full standard window.

Each of these signals seriousness without leaving you exposed on the things that actually protect you.

4. Write a clean, simple offer

Sellers and listing agents are comparing offers side by side. An offer with unusual terms, unclear financing, or a dozen extra conditions creates friction and doubt — even if the price is competitive. Simple, clear, and well-documented beats clever almost every time.

5. Have your agent talk to the listing agent directly

Numbers on a page don’t tell the whole story. A phone call between agents can surface what the seller actually cares about — price, timeline, keeping a home warranty, a rent-back period — information that never shows up in the MLS. I make that call on every competitive offer I write, because it routinely changes how we structure the deal.

The pattern behind all of this

Every one of these tactics comes back to the same idea: reduce the seller’s perceived risk. Price matters, but in a competitive market, certainty is currency. The buyers who win are the ones who look like the safest, smoothest transaction on the pile — not necessarily the richest one
